Fixed Rate Mortgages

If you want the stability of a fixed rate mortgage, we offer a variety of programs with short to long terms, low down payment requirements and other features that make home buying more affordable.

Adjustable Rate Mortgages

Our adjustable rate mortgages are available for home purchase, construction loans, refinancing or just taking some equity out of your home. There are even programs available for multi-family investment properties. An adjustable rate loan will allow you interest rate flexibility, starting out with a lower interest rate at the beginning of your loan term. You can refinance at any time with no pre-payment penalties.

Construction Loans

Our construction loans give you the benefit of a one time closing. Flexible terms and interest rates are available. We allow twelve months to complete the construction, inspections and disbursements are flexible and you can even be your own general contractor. Payments will be interest only during the construction phase. Once the construction is complete, you will simply begin making regular principal and interest payments. If you don’t already own your land, we can do a land purchase construction loan.

First Time Homebuyers

This program is designed for people who may not be able to qualify for a regular conventional mortgage. Perhaps you don’t have enough money saved for a 20% down payment and closing costs, or your income is not sufficient; New Hampshire Housing Loans make it easier to buy a home in today’s market. You can put as little as 3% down and have a thirty- year fixed rate mortgage with an interest rate comparable to regular conventional mortgages. Available to borrowers who have not owned a home in the past three years or are buying in a targeted area.

Are you ready to buy that First Home and are unsure on where to start? NHHFA is a great alternative to FHA with as little as 3% down.  Both NHHFA and MGIC offer some good information to get you started including Homebuyer Education which is required for NHHFA financing.  Give us a call to get your MGIC Homebuyer Education code or go directly to either site and give it a try.

Land Loans

If you can’t afford to buy a home at this time, perhaps a piece of land would fit your budget. We only require 25% down, and you can spread your payment out over ten years.
